The development of the new Marja-Vantaa city near the Helsinki-Vantaa airport will create excellent preconditions for complementary building in the capital area city structure, for improving the prerequisites for housing production and for implementing a large retail business concentration as an integrated part of the city structure. On the whole, the local master plan facilitates accommodation of approx. 27 000 new inhabitants and creation of approx. 25 000 places of employment. The main living area near the Kivistö railway station comprises approx. 300 000 m2 of floor area for housing = over 6 000 inhabitants, but in detail planning the amount may bee larger.
The co-operation for planning and development of Marja-Vantaa commercial center has started. The City board of the City of Vantaa decided to make a head of terms co-operation agreement about planning and development of the commercial center with the US investment company Carlyle Group. In co-operation with the company and together with international planning professionals the aim is to find a totally new concept for the commercial center.
In the first phase the plan is to create on the East side of Hämeenlinna highway app. 100 000 sqm retail center. The Center will unite the areas of Kivistö and Keimola and the total floor span of the center will be 300 000 sqm at the maximum which will give possiblities also for space needing retail and different services.
The Marja-Vantaa commercial center will service both the inhabitants in the surrounding residential area - size of the City of Savonlinna - and also the people using Hämeenlinna highway and new railroad in their commuting.
With its excellent public transportation connections, the Ring Rail Line will link the new city closely to the surrounding regional structure and to the na-tional transportation network. The accessibility of the area via Hämeenlinna highway and Ring Road III is excellent. The construction of the Ring Rail line has started in may 2009.
The large housing area of Keimolanmäki in the old Keimola motor race area contains flats for about 2 500 inhabitants, about 120 000 sq-m2. The building will start either in the year 2010 or 2011. Planning of the urban housing area near the new Kivistö rail way station started with a competition for international architect groups in autumn 2007 and the results were announced 19.3.2008. The winner was "Fruit called Wanda" by Architects Harris - Kjisik. Planning has continued with the architect group untill august 2009.
The proximity of the airport has been taken into account in the component master planning stage of the area by situating housing in areas with low air-craft noise and workplace premises in zones subject to noise.
